OUR BASIC HOME INSPECTION PACKAGE

This home inspection package is anything but basic and starts at just $325.00*.  Included in the cost of this home inspection package is a comprehensive on-site building inspection, followed by detailed narrative style written report complete with expert recommendations, color photographs and graphic diagrams covering the following building systems and/or components.  Also, as an added bonus you will receive a free termite screening ($100.00 value) as well as a $25.00 coupon toward an additional home inspection.

Structural: Visually inspect the house, additions, garages, foundations and slabs. Inspect all accessible support columns, piers, girders, roof, floor & wall framing, sill plates, rim joists, decks and porches. Inspect roof covering for type, condition, layers, flashings, support and sheathing. Inspect for signs of roof and basement water infiltration.

Mechanical & HVAC Systems: Visually inspect and check operation of, furnaces, boilers, above ground oil tanks, electric baseboard & radiant systems, including; Radiators, burners, fans, pumps, blowers, filters, controls, ventilation and ducts. Check the size and adequacy of the heating system, check for the presence of safety devices including emergency switches & thermal cut offs. (Seasonal) Check operation & condition of accessible central air-conditioning equipment including; Temperature-drop, compressor-amp draw, controls; condenser/cooling coils air-handler, ductwork, drip pans, condensate and coolant lines. Also, inspect bath, kitchen and dryer ventilation systems for operation & condition.

Electrical Systems: Remove main and sub-panel covers and inspect the accessaible main & branch circuits and wiring. Check wire type and size, entrance cables, weather heads, grounding rods and wire. Test a representative sampling of interior/exterior outlets, switches and fixtures. Test GFCI protection in baths, kitchens, garages and outdoors. Note the size and adequacy of the service, inspect for, and make recommendations of the smoke alarms and/or system.

Plumbing Systems: Check the type, size, operation and condition of the hot water heater, visible main & branch supply lines, waste and vent piping, sump pumps, shower valves, kitchen and lavatory faucet supply, waste lines and traps, dishwasher supply and waste lines, laundry waste and supply piping, garbage disposals, icemaker line, instant hot water unit. Inspect bath and kitchen sinks, toilets, tub & shower units and fixtures. Visually inspect vent stacks, roof boots and/or flashings.

Fireplaces and Chimneys: Visually inspect the readily accessible portions of the; Firebox, damper, flue liner, chimney cap, roof flashings, smoke pipe penetrations and seals and for proper clearance to combustibles. Check condition of the readily accessible portions of the masonry components, mortar joints, cleanout panels and ash dumps.

Appliances: Inspect all kitchen appliances for condition and operation.

Grounds & Landscaping: Check if the grade is properly sloped and is sufficiently clear from wooden building components. Inspect driveway, apron, walks, decks, steps and railings. Check trees, shrubs and plantings for adequate clearance from buildings and equipment.

General Condition: Note the overall condition of the exterior doors, garage doors & openers, windows, skylights, siding, gutters, leaders, gable, soffit and ridge ventilation, trim and moldings. Note the overall condition of the visible portions of the interior; walls, ceilings, hardwood, carpet and composition flooring, insulation, ceramic tile, counter tops, kitchen and bath cabinetry, shower enclosures and closets. Inspect for any signs of significant interior, active and/or prior water infiltration/damage.

Termite Screening: Probe a representitve sampling of readily accessible wooden components including; Columns, girders, wall & floor framing, sill plates, rim joists, decks and porches for signs of termite activity and/or damage. Inspect, foundations & basements for conditions favorable to termite activity as well as points of possible access.

OTHER QUALITY IHI HOME INSPECTION SERVICES

Repair & Replacement Cost Analysis: IHI will itemize and estimate the cost for repairs and or replacement of defective or worn-out building components and/or systems outlined in your home inspection report. You will find this to be an extremely useful tool when renegotiating your purchase agreement or in determining what additional expenses may be incurred after the sale without the need to search for additional qualified contractors, not to mention time  spent waiting for estimates to arrive.

Pools & Spas: Check the condition and operation of, pumps, wiring, controls, heaters, filters, visible piping, jets, decking, aprons, timers, lighting, diving-boards, ladders, walls, supports, GFCI protection & grounding

CONNECTICUT ENVIRONMENTAL SERVICES

Termite/WDI Inspection: Inspect accessible first floor framing, foundation, girders, support columns, flooring & siding in house, garage, porches & decks with a written report.

Radon Screening (air): Recommended for all homes. A 48hr.-two canister test with supplies, lab work and a written report. (NRSB Certified)

Video Inspection of underground waste lines: Clean main waste line to street or septic tank (up to 200ft.) Inspect pipe for cracks, separations or leakage, provide written report & video documentation.

Sewage ejector pumps: Inspect for condition, operation and visible leakage. Check seals, backflow preventor, exposed piping and catch basin.

Septic systems: Recommended minimum for all homes with a septic system. Remove tank cover, pump out sludge, inspect type and condition of; Inlet pipes, baffles and tank. Locate leaching fields, determine approximate size and condition of tank and fields, check for effluent runback and or surfacing, and produce a written report documenting findings. (CT Licensed)

Basic well inspection: Inspect & check pumps, storage tank, conditioning equipment, switches, gauges and visible piping. Run water for up to 1 hour to determine yield & recovery rates, generate a written report. All well inspections completed by well specialists.

Expanded well inspection: Recommended minimum for all homes served by a well. Includes the Basic Well Inspection + Basic Water Quality Profile. All testing completed by a certified lab with a written report. (CT Licensed)

Comprehensive well inspection includes: Basic Well Inspection + Comprehensive Water Quality Profile with a written report. (CT Licensed)

Basic water quality profile: Consists of a bacteriological exam for total and fecal Coliforms as well as a chemical-physical analysis for the following: Iron, Copper, Manganese, Sodium, Sulfates, Nitrates, Nitrogen, Hardness, Magnesium, Calcium, pH, Odor, Color and Turbidity. A certified lab provides water analysis & reports.

CONSTRUCTION MANAGEMENT

If you are considering building a new home or renovating an old one you may think you need to call a general contractor, however, IHI's economical construction management services can offer the same professional results at a fraction of the cost.

Choosing an IHI construction manager instead of a general contractor can significantly reduce your costs while still giving you control as well as the final say in your homes construction or renovation.  Not to mention the knowledge and satisfaction gained with our hands on approach to home building or renovation.   

With IHI's construction management, you are the builder! acting as your own general contractor with an experienced construction manager working with you to educate and guide you through various stages of the project, eliminating uncertainties and helping to ensure that all phases of the job are done to your complete satisfaction as well as on time and on budget.

We Take Care of the Small Things

When a general contractor is involved, he pays all the subcontractors, marking up their costs and fees along the way. With IHI construction management, you are the general contractor, paying the subcontractors directly. This means that you pay no markup on the subcontractors. You pay us on varying percentage basis for oversight of your project.  Based upon your needs and our level of involvement, fees start at less than 5% of the total construction cost.     NEW CONSTRUCTION PROGRESS & QUALITY ASSURANCE INSPECTIONS

    Quality Assurance - Progress Payment Inspections: Quality assurance & progress inspections are important and most useful for clients and lenders alike while building a new home or renovating an existing one. Inspections include the following:

    Periodic On-Site Inspections: Scheduling of the inspections is to conform with the payment draw schedule to determine the satifactory completion of each key stage of construction, usually 5-6 visits are anticipated. Photos of the construction progress to illustrate problems or conditions are noted in written reports. Written reports and recommendations are sent to the client and/or local representatives as directed following each visit.

    A Final Inspection: To insure all items are properly completed and all details of workmanship are finished in a satisfactory manner. This inspection is made once the contractor has totally completed the project, but ideally before final payment is made. This is a white glove inspection, which covers all major components in the house and generally takes at least 3 hours to complete.

    HOME WARRANTY INSPECTIONS

    Warranty Inspections: Are important when a new home is purchased from a builder in order to evaluate, document and report any building flaws and/or deficencies that you are entitled to have addressed by the builder at no cost to you.

    This inspection should take place after you own the home but just prior to the expiration of the warranty period. Generally new homes are warranteed for a full 12 months after the close of escrow. Be sure you are aware of and note the exact expiration date of your warranty. Ideally it would be best to have your warranty inspection completed several weeks to one month prior to this date.

    Dependent upon the home this inspection generally takes at least 3 hours to complete and includes the following:         A comprehensive building inspection with written report complete with findings, recommendations, color photographs & graphic diagrams outlining all building system and/or component deficiencies requiring correction or repair.
